First the positives: very good location for basilica and Main Street. Excellent air-conditioning. Good WiFi. Nice breakfast offering: fresh rolls, croissants, cold meat, cheese, hard-boiled eggs, fruit, cereal etc.
But there are negatives.
Assisi is a hill town, so the streets are steep. The hotel reception is up a flight of steps. Arriving, in the heat of mid-day, we were obviously in need of showers. However, we had to stand (we were not offered a seat) in reception while the gentleman gave us a long monologue, in Italian (we do not speak Italian) and hand-signals, on the restaurants which he recommended. Finally, we were given our room key.
The room was on the second floor. There is no lift. There was no offer of help with our cases.
The room was very small, with one tiny stool about the size of a dinner plate to sit on.
The bathroom was small. The shower needs serious re-grouting. The shower-door design means that water leaks onto the floor and (mostly) drains from the drain in the centre of the floor. There is mould on the ceiling and on one wall, possibly due to the fact that a pool of water does not seem to drain from behind the toilet. When we returned in the evening from a day's sightseeing on day 2, there was a distinct whiff from the bathroom.
There is no sound-proofing. We were kept awake by noisy guests on one of our two-night stay. Even with window and shutters closed, street noise can be heard clearly.
We could not drink the coffee at breakfast. It tasted awful.
I cannot recommend this hotel.
